From interest to offer
Section titled “From interest to offer”Interest request
A buyer’s first step: a conversation to learn more without an amount, or a direct offer with an amount, which needs a verified account. See Browse & make an offer.
Qualifying questions

An offer lapses after 72 hours without a reply, and an accepted offer must be confirmed by the buyer within 7 days.
Deals and payment
Section titled “Deals and payment”Deal file
The deal’s page once the offer is confirmed: contract, payment and handover in one place, with a stage bar, a «Your next step» card and a tour. See Contract, payment & handover.
Managed deal
The «Mumtalakat runs the deal» option when you register your project: our team handles the negotiation and follow-up on your behalf until the contract is signed. You send a request that the team reviews, and you accept the mandate terms before it starts. See Managed deal.
ضامن and the escrow account
In new contracts that carry the ضامن clause, the buyer deposits the deal amount in a neutral escrow account held by ضامن, not by the owner and not by Mumtalakat, until ownership is transferred.
Release
Transferring the money held by ضامن to the project owner, after the buyer confirms receipt or the objection window passes. The commission is deducted from the owner’s share at that point.
Objection window
3 business days for the buyer after the Mumtalakat team verifies the transfer of ownership. With no objection the money is released; with one, it stays held until a written agreement or a final ruling.
Refund account
The IBAN a buyer registers in a ضامن deal, where the money returns if the deal does not complete.
Direct transfer
How contracts without the ضامن clause are paid: a transfer to the owner’s account, proof uploaded, then the owner confirms the money arrived.
Deal record
Keeps every step with its date: the deal opening and value, both signatures, payment, transfer of ownership, confirmation and close.
Contract templates
A contract template the owner prepares once, on which their deals’ contracts are built. See Contract templates.
Commission and agreements
Section titled “Commission and agreements”Commission
Payment for brokerage, owed by the project owner alone, at a rate set by the brokerage agreement plus VAT. Due when the final deal contract is signed and the deal amount or part of it is received. See Commission protection.
Commission circumvention
Completing the deal off the platform with a buyer Mumtalakat introduced. The commission stays due for as long as the agreement runs and 24 months after it ends.
Brokerage agreement
The agreement between the project owner and Mumtalakat: the platform’s role, the commission and anti-circumvention. Accepted in the app after reading its text; owners who signed an earlier version must accept the current one before 13 November 2026.
