  1. Once the buyer confirms the offer, the deal file opens with five stages: preparing, signing, payment, handover, closed.
  2. You sign first, then the buyer; the contract takes effect only with both signatures.
  3. Payment goes through «Dhamen» or by direct transfer, depending on your contract.
  4. With a direct transfer, do not tap «Confirm receipt» until the money is in your bank account.

Once the buyer confirms the offer you accepted, the deal file opens. This page explains its five stages, the two ways to pay, and how the platform commission is paid.

  1. Preparing

The contract is prepared one of two ways:

    • From your template: if you have an active sale-contract template, it’s filled with the deal’s data automatically. Contract templates
    • By hand: with no template, you prepare the contract yourself, with both parties’ details and your signature, and upload it as a PDF from the deal file.

Review the terms carefully before moving to signing.

  2. Signing

The project owner signs first, then the contract reaches the buyer to sign. The buyer can’t sign before you, and the contract takes effect only with both signatures. On a template contract, each party signs electronically on the platform with a verification code.

  3. Payment

One of two ways, depending on your contract: through «Dhamen» (ضامن), or by direct transfer. Details below.

  4. Handover

You record the transfer of ownership and what you handed over, and the buyer confirms receipt.

  5. Closed

The deal closes, and all its documents stay in its file: the signed contract, payment proofs, and the handover.

This applies to new contracts that carry the Dhamen clause, including contracts built from your template. You’re told before signing, and on these contracts the Dhamen page takes precedence over any other payment wording in your template. A contract uploaded by hand stays outside Dhamen.

On these deals the buyer doesn’t transfer to your account directly, but to an account with Dhamen, and the amount is held until handover. The payment stage in the deal file is labelled «Escrow».

  1. Prepare your details

Record your commercial register number or ID in the escrow section, and add the project’s IBAN in the project file. Your share is paid to this IBAN on release.

  2. Accept the escrow annex

You read the annex to the end and confirm your acceptance, including authorising the platform commission to be deducted from the amount on release. The text you accepted is kept.

  3. Open the escrow account

After both parties sign, and after the buyer records an account for refunds in case the deal doesn’t complete, you open the escrow account from the deal file.

  4. The buyer transfers to Dhamen

Both parties see the amount’s status and every movement on it in the escrow section.

  5. Hand over and request release

After you record the transfer of ownership, you request release of the amount, and the buyer confirms receipt or rejects with a reason.

  6. Release

The platform commission and its VAT go to Mumtalakat, and the rest to your project’s IBAN.

The buyer hasn't answered the release request

Ask the Mumtalakat team for help from the escrow section. The team reviews the transfer-of-ownership document; once it’s verified, the buyer has three business days to object, after which the amount is released.

The buyer rejected the release

The reason is in the escrow section. Go through it with them in the conversation, or ask our team for help. The amount stays held until you agree.

Fees and who bears them

Set out in the escrow annex you read before accepting.

On contracts that don’t carry the Dhamen clause:

  1. You share your bank details with the buyer from the deal file.
  2. The buyer transfers from their bank and uploads proof of transfer.
  3. You check the money has reached your account, then confirm receipt.
  • Its amount and terms are in the brokerage agreement you accepted, plus VAT.
  • On Dhamen deals the commission is deducted from the amount on release; you don’t pay it yourself.
  • On other deals you’ll find the commission due under Commission payment, with how it was calculated.

Bank transfer (preferred)

Transfer to the platform account shown on the page, then upload the transfer proof for the team to confirm.

Apple Pay or card

Tap «Pay now» on the deal and complete with Apple Pay, mada, Visa or Mastercard. It settles instantly, with no proof to upload.

If you accepted an earlier version of the brokerage agreement, a window asks you to read and accept the new one from the brokerage agreement page. Your current agreement stays in force until the end of 13 November 2026. After that, your live listings pause until you accept; a deal already under way is not affected.
