Paying through ضامن
How your deal amount is held in a neutral ضامن escrow account, when it is released to the owner, when it comes back to you, and what each side prepares.
- ضامن is a neutral escrow account: the deal amount goes to neither the seller nor Mumtalakat.
- The buyer registers a refund account, then transfers the full amount into the escrow account.
- The seller transfers ownership once the status is «fully held»; the money is released on the buyer's confirmation or after a 3-business-day objection window.
- The money returns only by a written agreement or a final ruling.
ضامن is a neutral escrow account. The deal amount does not go to the owner or to Mumtalakat. It is held in this account until ownership is transferred. This page is for both the buyer and the owner.
In short:
- The buyer transfers the deal amount to the escrow account, not to the owner.
- The owner transfers ownership after ضامن confirms the full amount arrived.
- The money is released when the buyer confirms, or after a 3-business-day objection window, and it reaches the owner’s account.

What is ضامن?
Section titled “What is ضامن?”ضامن is the escrow provider approved on the platform. It opens a neutral virtual account for each deal, and the buyer deposits the deal amount in it.
Mumtalakat is not a bank and does not hold the money. Its role is to pass the release and return instructions to ضامن, and to verify the official ownership-transfer document when needed.
Which contracts use ضامن?
Section titled “Which contracts use ضامن?”Your contract shows how it is paid in the deal file. Uploaded or manual contracts, and contracts without the clause, are paid by direct transfer to the owner, as in Contract, payment & handover.
All escrow steps are on the contract page under «My contracts».
The steps
Section titled “The steps”The owner accepts the escrow annex
The owner reads the annex to the end, then selects «أوافق وافتح الحساب» (agree and open the account). No verification code is needed. The account does not open before they accept, or before you have both signed.

The account is shown on the contract page. Transfer the full deal amount, in one transfer or more. The amount does not count as deposited until ضامن confirms it arrived in full, and the status shows «محجوز بالكامل» (fully held).

The owner is not asked to transfer before «fully held». After the transfer they record the delivery proof on the contract page, then ask for the release.

If you confirm receipt, the money is released. If you do not, either of you can ask the team for help, and the team reviews the official ownership-transfer document. If the transfer is verified, you have 3 business days to object in writing, otherwise the money is released.

The objection window
Section titled “The objection window”The objection window is 3 business days for the buyer, and it starts after the Mumtalakat team verifies the ownership transfer to them.
- It ends at the end of the third business day, Riyadh time. Weekends and company holidays are not counted.
- If you object in writing and give the reason, the money stays held until a written agreement between you on the platform, or a final ruling.
- If you do not object, and you have no open report about a delivery problem, the money is released.
What each side prepares
Section titled “What each side prepares”- The IBAN of your refund account and its holder’s name exactly as at the bank. You can edit it before release if needed.
- The deal amount only. Do not pay the owner or any other account.
- If your transfer is late to show, select «اسأل ضامن الآن» (ask ضامن now) and the page updates itself. Do not transfer twice.
- If you transfer more than the amount, the excess is returned to you.
- The project IBAN in the project file, in your name or the owning entity’s name. Your share is transferred to it.
- Your commercial registration number or your ID. ضامن registers you as the beneficiary with it.
- The official ownership-transfer document, so you can record the delivery proof.
- Before your share is transferred, the Mumtalakat team may check your bank account against the bank’s IBAN certificate.
The buyer pays only the deal amount. ضامن’s fees follow what happened:
- The deal completes: the fees are on Mumtalakat and do not reduce the owner’s share.
- The money is returned to the buyer: whoever caused the return bears the fees. If the buyer caused it, they are deducted from the returned amount. If the cause is outside both of you, you split them.
- Before the deposit: you are shown their estimated value.
Whoever bears fees receives a tax invoice. All the detail is in the escrow account annex shown on the contract page.
If the deal does not complete
Section titled “If the deal does not complete”The money returns to the registered refund account in only two ways:
- A written agreement between both sides on the platform.
- A final ruling recorded by the team.
The money does not return from a status change on the platform alone.
Rules that protect you
Section titled “Rules that protect you”- Transfer only to the account shown on the contract page.
- If anyone asks you to pay another account, or outside the platform, tell support before you transfer.
- Do not write phone numbers or contact details in rejection or objection reasons. Keep contact on the platform.
- Owner: wait for «fully held» whatever the buyer says.
- If anything is unclear, select «Ask for help» on the contract page, or write to support@mumtalakat.sa.
Does the money go straight to the owner?
No. It stays in the escrow account until ownership is transferred and the buyer confirms, or the objection window ends with no objection.
Can the deal amount be paid in instalments?
No. The amount is deposited in full and released in one payment. The current version of the service does not allow instalments.
What if I transfer only part of the amount?
The amount does not count as deposited until it arrives in full. The page reminds you to complete the rest.
Is Mumtalakat a bank?
No. Mumtalakat does not hold the money and it never enters its funds. The money is with ضامن.
Can we pay outside the escrow account?
No. The owner has committed not to ask for payment outside it or accept it. Paying outside weakens your protection and loses the official deal record.
What if the escrow account cannot be opened?
If it cannot open, or the service stops before any deposit, and the platform tells you both, the annex stops applying to that deal and the amount is paid under the sale contract.
